Internet network outages in the North Eastern USA caused intermittent disruption of service for three days to certain parts of the world. All of this was temporary however and things are back to normal.

October/2001 Statistics were stopped temporarily October 27, 2001 when we changed over to a new server. But again there were over a quarter of a million hits in the month with again about 10,000 unique viewers. The numbers are conservative because many people receive all their information from one of our EMail List Servers. The only other services that have these many hits are real estate board type services. There are no other services like this service in terms of being able to work open and exclusive type listing opportunities, buyers, tenants looking for space, as well as real estate board type listings, etc. This provides for opportunities in your marketplace that are not available on any other major industry wide service that we know of.
Many members have a home page with statistics and tracking. Some of them have told me they get most of their hits from ICIWorld. The day that I added this, one member reported selling a $3,000,000 apartment building with another member. This sale is not reported for competitive and other reasons. They prefer to go about their business quietly. In order to enquire about this $3M sale, you would be have to place a request to me. I would forward it to the broker and it would be his choice to call you back. Reporting Solds is helpful however to the industry. Many appraisers tell me it is hard to find comparables from time to time and here is an important way. By reporting solds It shows the types of properties that are selling, where some of the business is done in terms of markets and types of property. How many online on the Internet? The art of estimating how many are online throughout the world is an inexact one at best. Surveys abound, using all sorts of measurement parameters. November/2000 on going stats. We publish our stats in two formats. This is one of them. Important not for the accuracy since many of the stats are generalizations, but important because it shows activity. People who do business in commercial real estate are generating the activity which shows up in the stats! The highest and best price and terms is dependent on reaching the widest number of people for instance and if anyone in commercial real estate overlooks this service then could they be missing achieving the highest and best price and terms for their clients? When working with a purchaser, if a broker does not place a purchasers acquisition criteria, their buying or leasing requirements here, could they be missing finding another property for sale or for lease or is about to come for sale or lease? We do not make our revenues from advertising and yes it requires $240 per year to support the service or otherwise how would it function? Analog Stats Program Recently in creating more space I accidentally deleted log files for the beginning of October. (Hey, live and learn!) This is another stats program that will provide the last seven days of stats so you get an idea of the last week of traffic at a time.

November, 2000 Continues to show a readership from over 50 countries of the world. 66% from the USA and the rest of the world and 17% from Canada. Although statistics are not 100% accurate they do reflect a level of activity. Most real estate web sites may get 1,000 to 2,000 total hits. By plugging into a major site like this you direct that traffic to your web site if you have one, and to your information and you. The results have always been surprising to new members who are just starting to learn about this service. Older members are busy working on their next transaction after having done several deals.
October, 2000 I lost them. I tried removing excess files that were not needed on our web site and the October stats were deleted.
September, 2000 And on the last of day of August hit over 11,000 hits in one day. And now we have reached over 200,000 hits by the 27th of the month! There have been sales of properties through this service not only locally in the US and Canada in each members market, but to people from around the world. We know of sales to people from Holland, Germany, Malaysia, Korea, United Kingdom, Switzerland, and more. The readership is world wide so no matter where in the world you are located, people will find you here as long as you place your information. People on the planet earth are only one click away from your information. Please let us know of your successes. In some cases and I am sure there are others, we have not found out about some successes until years later when someone mentioned it to us. Webalizer Stats Program August, 2000 We like this program for printing out in color and using in listing presentations. It shows activity! Other people may have listings on the internet on their web site, etc., but iciworld.net is where the traffic is! Only by placing listings on this service will you be plugged in to the traffic. And then traffic is diverted to your information, home page and/or contact is made. It is up to you to close on a showing. Hourly, daily, weekly, and monthly activity is illustrated including the countries of the world accessing the site daily. If a person has a computer and is on the internet in your city or area, they will eventually find this site and they will be finding your information. Don't be a secret agent. August, 2000 Although typically this is a holiday month, August 10 saw another milestone when there were over 10,000 hits in one day. Printing stats out in color can help show all the countries of the that will be accessing the information. This is helpful in listing presentations to show the exposure you will be providing to your clients. After all they are trying to get the highest price and terms and the bigger the exposure the better the opportunity to do so. It shows the number of hits. This is important because there are over 1 Billion web pages out there. Many commercial sites get little or no hits of any significance. The stats illustrate the traffic as one of the largest in the world and you can expect great exposure for your information and the better likelihood of results.
May, 2000 to July and continuing. Started in May, this is one kind of stats program. As of the last week in April the new server is working very smooth. The listings are coming in at the rate of up to 80 per day. This is the most we have ever had and the system is poised to handle thousands of more pieces of information and make them all searchable in a thousand different ways. We have about another 30 improvements that we are going to start to work on over the next few months. Now would be a good time for your suggestions to come in and lets take it to the next level. There literally is nothing that can't be done in terms of programming to help you accomplish your business objectives. Please do not hesitate to call anytime. As the service continues to grow, there are growing pains along the way. We have experienced problems with the Mailing List Service sending out triplicate messages but this is now fixed. The research and development that is ongoing is fully funded by the service and really is many ideas of the members. As a result there have been more transactions triggered through this service than any other that I know of. It is the goal to now have these list servers deliver information to you at the speed of thought. You think of something, an opportunity, place it on ICI World in the appropriate category, and people who have subscribed to that category will receive your information very quickly and can respond to you immediately.
Now it may take some training on your part on how you should subscribe to the particular categories of interest. Additionally you may want to learn how to filter incoming messages from around the world into mailboxes on your boxes that sort mail.
The reason you may want to do this is that your inbox may continue to grow and eventually it may get overwhelming to go through all your mail daily. On the other hand, as the service continues to grow I am sure some of us have an increasing frustration with the lack of speed that we are accustomed to in our other business activities. For the internet I notice a marked slowdown after 11:30am in the morning. I figure there are over 100,000,000 on the West Coast coming on line and it slows the whole internet down. So from the Central USA to the East Coast in North America I suggest trying to do your business on this service prior to 8::30am Pacific Coast or California time. In Toronto that would be before 11:30am.

September, 1999 It is one thing to have a computer and quite another to know how to use it. As people learn how to work their information the benefits of the information age become realized. Some transactions happen so easily it is hard to believe. One agent who made $52,000 said it was so easy he could hardly believe it. He placed information on the service. Two weeks later someone called. They had a meeting, qualified the purchaser, showed the property and sold a 33,000 sq.ft. industrial building. However you must circulate your information regularly. Many people work the top half of the database and get so busy they do not even get down to the bottom part of the database. Also since people today are overwhelmed with information make sure you make it easy for people to become interested in what you have. Place the four ingredients in your subject line. It will trigger more calls and contacts for you.
June, 1999 Members should print out the statistics. Use them in your listing presentations. It is very powerful when used effectively. The way you are on the internet is considerably different from the way non members are on the internet. No site that we know is receiving over 100,000 hits per month for commercial real estate information. This means you have a competitive advantage over others. We are being notified sometimes daily of the connections members are making with other people to market real estate in their local areas. Some members report it is so easy. For instance one broker was told by an owner of an industrial building that he did not want a sign and did not want to provide a listing, but he would pay a commission if the broker could bring in a buyer. He posted the information. Within two weeks it just so happened another broker had a buyer. They met for one hour. The buyer was interested and qualified. The broker called the owner and arranged for a 48 hour exclusive listing to cover the showing. They sold it. Now that was easy, $52,500 split between the two of them. What was hard was the ten years it took to build this service so that there was a critical mass so they could meet. It is happening now and often. The more people that learn how to work information the better the opportunities are for everyone. It is a very good win win situation. If time is money to you, then you are crazy not to be placing your information on this service. Over 40 primary transactions that we know of were generated recently. This does not include all the listings members obtain as a result of this service that were sold in other ways that are in the hundreds! No matter where in the world you are, you will benefit. It is just a matter of time and you learning how to work it properly and we will teach you.
May, 1999 The statistics do not reflect the number of people that now receive EMail directly of listings posted on this service. There are now hundreds of reports that members are receiving calls and contacts within hours or a few days of placing information on this service. Virtually every member that I know of who has placed information within the last few months are receiving responses. The members who have not modified their information in the last 90 days may not receive great results. There are two reasons for this: 1. Many people work the latest listings and get so busy they never get to the bottom half of the database. 2. If a listing has not been modified recently, then it would not have had the advantage of the circulation of the EMail Mailing Lists. These lists are growing daily so that modified a listing 30-45 days from now receives a circulation greater than today. This service is growing to serve and benefit you. If you have any suggestions or enhancements or comments of any kind, we would very much like to hear them. You will find in many cases we can act very quickly to implement ideas. May I suggest Executive Members print out the January statistics below. This is best done with a color printer. There are charts which show the average number of hits per hour, per day, activity times of the day, countries of the world where the hits are coming from, etc. This is very powerful when used in listing presentations (along with lists of buyers wants). Non member brokers do not have this kind of exposure. There is not one individual company web site that receives over 100,000 hits per month for commercial real estate information. So your information when placed here receives the most traffic and hits and this means business for you. After 10 years of building databases of people who deal in commercial real estate we believe they are the best hits. This helps your clients achieve the best possible price and terms and frees them up to get on with their plans.
In the first chart you will see the maximum number of hits per hour - around 1,500. I remember having 10 lines in our office, 5 of which were an online system, years ago before the internet. We could handle 5 people on line in one hour. Real estate boards with 100 lines could handle 100 on line in one hour. It's almost magic what can now be done.
In the third chart you will see hits per day. I actually monitor that to see the traffic. If one did not see these stats you simply would not know if there were only 100 hits per month or 100,000. You could have a beautiful web site, but no one may be visiting it. You have to plug in to the traffic. When people search in search engines they are returned 25,000 responses. People do not have the time to go through search engines to find one needle in a hay stack. They do find out about high traffic information sites and then visit often or receive information by email.
The next chart is a red bar chart that shows the times of the day when most activity occurs. I believe if you are going to add, modify, or delete your listings or conduct research, it is best done before 11:30am in the morning Toronto time. Once the west coast gets on the internet there are over 100,000,000 people getting on line and I believe that is slowing things down. During the day just be a little more patient until Mr. Bill Gates and others speed things up.
Go now to the bottom of the January stats page and you will see different countries of the world accessing the site. Nicaragua is the last country. Start going up the page. You will see Malaysia for instance. One of our Eastern Ontario brokers and a CCIM for instance sold a resort to . . . people from Malaysia. If a person, a prospective buyer or seller, gets on the internet in your area, no matter where in the world you are, they can find your information on this service! That is our goal to have everyone in the world in commercial real estate visit us periodically. When they do, your information better be there or you just missed out on making a deal and you wouldn't even know it.
It is like leaving the front door of your office open 24hr. per day and having people coming in the front door even during the wee hours of the morning to look at your information.

You should however have a copy of Eudora Pro the latest Commercial Version that provides for filtering. This allows you to set up mailboxes for apartment buildings, shopping centers, etc. You then set up filters on the incoming mail to sort them automatically into their appropriate mailboxes. You literally can collect all the haves and wants from the world and have them sorted on your computer neatly. Listings are emailed within 10 minutes of them becoming available. You do not have to visit the web site with your browser. A membership is as low as $17/mo. for the first year. This is literally the fastest delivery of commercial real estate information in the world that I know of. People start receiving calls within 15 minutes of placing information! I like reading the Max hits per day, Average hits/day, Max hits per hour, Average hits/hour. These are all in the first table. Also in each of the above pages and after the pie chart of countries accessing the site is Daily Hits Per Day with the day of the month listed and the number of hits. It is interesting to see hits increasing and decreasing depending on workdays, holidays, etc.
Each request made to the server comes from a unique 'site', which can be referenced by a name or ultimately, an IP address. The 'sites' number shows how many unique IP addresses made requests to the server during the reporting time period. This DOES NOT mean the number of unique individual users (real people) that visited, (that number would be higher, multiple users on one computer such as in a real estate brokers office) which is impossible to determine using just logs and the HTTP protocol (however, this number might be about as close as you will get).
In each of these files, make sure you read Total Transfers by Client Domain. It is rather interesting. It shows the interest and readership visiting our sites. In fact when you as a member go on a listing presentation you can represent all these countries have access to your information and are visiting regularly.

Wow! You will see the dramatic growth of one 180 day period of a growth of 8,000,000 for the words commercial real estate. It is all happening now.
Now responses using information services depends a lot on how you design your information. Hopefully you have crafted your information in a way that not only interests qualified people but markets the idea they should contact you. If your subject line is vague or lacks information many people are just too busy to follow up on things. When you are a member we have several important concepts to share with you to show you how to take advantage of information services and strategic marketing techniques.
It is this training and education, one on one, over the phone in your office while you are in front of your computer on the internet and in our circulars to members, that can make the difference in many cases from getting positive responses. Like we say, you can have a jet outside your door, but if you do not know how to fly it, you aren't going anyplace.
To build this site and all attendant services has been eight years in the making. Additionally we have six months of new programming in the works coming on line periodically to enhance the capabilities to help you make money in industrial, commercial and investment real estate.
I personally do not know of any other commercial real estate information service receiving as many hits per day as this site making it Canada's Largest Commercial Real Estate Information Service and one of the top sites in the world today. We publish our statistics. Without knowing these stats you would not know the amount of action and activity that is taking place. Another beautiful looking site could be getting only 10 hits per month, doing very little business and you would not know it.
These statistics can also be helpful in your listings presentations. Just because someone is on the internet does not mean they are getting hits or traffic for their information! You can point this out if you are competing for a listing with figures to back it up. Almost all members report more contacts through this site in conjunction with their company site as more productive than just their company site. If any of you disagree with this statement please notify me.
Another useful piece of information is the time of day that things get busy. If you have a choice, you might choose early morning if you are in the Mid West or on the East Coast to place your information and to do your searches. It might be faster. I find things slow down once the West Coast and 100,000,000 people begin doing business in their morning.
We actually are now trying to reduce the statistics! What I mean is this: why not download the database and read it off-line? Many members are now doing this. Why not subscribe to the email mailing lists and using filtering provisions in an email program to place these listings into mailboxes designated for shopping centers, apartment buildings, etc. for example. Some of our members do not even visit the web site. They literally have a complete database of all the haves and wants in the world filed neatly into mailboxes in their email program. You can do searches in these mailboxes!
Now this reduces statistics, increases readership and makes information easier to access for you. It also will eventually reduce the load on our servers. We will be placing this information on all five continents of the world to make it even easier to stay completely up to date with the latest information in your area.
Our latest reports show many positive results with one member broker receiving 12 calls within 24 hours for an apartment building for instance and a sale resulting and closing within 90 days generating commissions of $89,000. Many report that it is now an essential service of credible contacts.
The statistics are actually higher than reported since people can collect information
