Barry Spizer, CCIM, is a founding partner of SRSA Commercial Real Estate, Inc. in Metairie, Louisiana, and is the president-elect of the Chicago-based CCIM Institute. He will assume the presidency of the 13,000-member organization in 2003.

A 21-year commercial real estate veteran, Spizer has directed over $300 million in sale and lease transactions for clients such as Xerox, IBM, Chevron, Motorola, General Electric, Federal Express, Met Life, PageNet, the Louisiana Bar Association and the Louisiana Society of CPAs. Spizer has also completed numerous consulting assignments and business plans for financial institutions such as Hibernia Bank, Banc One and Premier Bank, as well as national pension fund advisors such as Aldrich, Eastman & Waltch.

Spizer served as president of the Louisiana CCIM chapter in 1989, a regional vice president for the national CCIM organization from 1990-1994, and national treasurer in 1999. He earned the CCIM designation in 1985.

Investment Analysis Workshop

An EDUCATION EVENT OF THE YEAR
A 3 hour workshop with seven cases to create a depth of understanding for financial analysis

This is not a CCIM course but a workshop put on by the chapter. This seminar will provide you with a flavour of what is in CI – 104 Investment Analysis for Commercial Investment Real Estate.   The CI-104 course costs $1,177 in Canada.  You can gain an understanding of many concepts to apply in your everyday business, and with free software this workshop is a great value for only $99 Early Bird Special for NCC and CCIM members. (Non NCC/CCIM members - $119 Early Bird Special) This is open to the public.

THIS WORKSHOP PROVIDES 3 HOURS OF RECO CONTINUING EDUCATION CREDIT FOR LICENSE RENEWAL IN ONTARIO.

Study with Bruce Harvey, CCIM, a past winner of the Campbell Trophy given for the CCIM transaction of the year.  This award was for an innovative sale using the financial concepts taught in the CCIM program.


Bruce has spent the last 17 years as a Senior Instructor in the CCIM program teaching financial analysis, selling skills, and the use of computer programs to generate sensitivity analysis.

Last year the CCIM Institute put it’s capstone course through a major re-write.  I refer to 104 as ‘101 in spades’ and now it is like a shiny new Cadillac.

The course uses 7 cases to create a depth of understanding for financial analysis.  While 101 lays out the financial concepts, 104 works them hard through these case studies so that students will be comfortable using them in the market place.

Here are the main accomplishments of the new CI – 104 Investment Analysis for Commercial Investment Real Estate This is a benefit for all people who are interested in income producing real estate both realtors and principals. Bruce will touch on the following concepts that are done in detail in CI-104.

  • Teaches you how to be a consultant by analyzing one property from the different scenarios of hold, refinance, sell or exchange.
  • Demonstrates the inter-relationship between internal rate of return, net present value and investment value.
  • Makes an attempt to quantify risk using 3 different models.
  • Uses N.P.V. as a tool to do a Lease vs. Buy Analysis.
  • Uses N.P.V. as a tool to determine the negotiating range in a lease buyout where the landlord or tenant wants to terminate a lease early.
  • Creates a wonderful new model called a leverage matrix that not only clarifies the concept of financial leverage but also quantifies the tax advantages of different mortgage options.
  • Uses computer software designed by CCIM’s that follow our forms perfectly to do sensitivity analysis.

While the material in the new 104 is tremendous, it is the use of the computer software in the classroom to do sensitivity analysis that really turns it into a Cadillac.

In a 3-hour seminar I will give you a glimpse into the new course by showing off the Cadillac bumper to bumper.

As a participant, you will leave this course ready to offer YOUR clients better options in the areas of investment financing, investment selection and alternatives to the conventional lease. Includes a review of discounted cash flow analysis, net present value calculations, before and after tax flow analysis, Canadian Tax Treatment, and other tools useful in your daily business.

Students are encouraged to bring their laptops and top up your batteries for at least one hour. You should preload your laptops with this free software.

CCIM Business Forms  Click on the link to download the Canadian version of the CCIM Business Forms and then pull directly into Excel (or Lotus, or QuattroPro).   You may need to use the right mouse button to get the file to download.  You may wish to print out these brief instructions for use: The CCIM business forms, used in all CCIM Designation courses, are tools top real estate professionals use to calculate property cash flows.  Included here is the Annual Property Operating form (APOD), Cash Flow Analysis form and the Alternative Cash Sales Worksheet, along with an IRR T-Bar presentation page.  These forms were originally developed in Excel, version 5  and will load into ver. 97 and 2000 & XP, as well as Lotus ver. 9.5 and QuattroPro 9.0.  All calculations and carries are done by the spreadsheet. You need to enter data on the Assumptions page (tax cap rates, escalation rates for expenses and income),  on the CashFlows page (amount, term, and rate of each mortgage;  class life of recoverable property;  date placed in service), and on the APOD (Price, size, assessed value, income, expenses).
