- Loading capabilities including a combination of truck-level dock doors for freight carriers and drive-in grade door(s)
- Heavy 3-phase electrical power supply
- Dedicated office space for warehouse management and order processing staff
- Ample truck staging, turning radius, and employee parking
Preferred Locations:
Kitchener, Waterloo, Cambridge, or surrounding industrial parks with quick access to Highways 8, 85, and the 401 corridor.
Tenant Profile:
- Clean, low-impact operations involving dry product storage of electrical components, supplies, and equipment
- Organized inventory handling
- Strong financials with excellent credit, established operating history, and readiness for a long-term lease commitment
- Flexible occupancy with consideration for immediate occupancy or upcoming 2026/2027 developments (January 1 preferred)
