We suggest in order to be organized that members carry around a blank Have and Wants Sheet.  One of the most important tasks everyone who has a license in real estate has in my opinion is to recognize important information that can make you money . . . and then to write it down onto a Have or Want Sheet!

5 minutes to half an hour if you type slow.  Remember when you do this, you are doing a $10 per hour job. You could hire a student to come in every Saturday morning and enter all your listings!

One piece of information can make one a lot of money in commercial real estate.  One example was a broker who had two apartment buildings "coming for sale.'  That one message generated $239,000 in income to that broker.

Time 15-30 seconds? If your computer is old and you have a slow connection that is one thing.  If you are on the Internet all the time with a modern pentium at cable speed? 15-30 seconds.  We now buy pentium computers for $700!One piece of information made $200,000 for three brokers.  It was a golf course. Another broker called on it, it did not suite the broker and his buyer, they discussed another one not on the service, developed a relationship, that led to the next deal that was not on the service!

Time? To place on the service was under 1 minute! New York State, Golf Course - that's it. That was the whole ad!

The real important issue is "recognizing important information that can make me money and then . . . writing it down!"  If you do not capture the information in the first place, then you can easily miss working it through the marketplace, and you can miss doing deals . . . and not even know it!

So you see, it isn't much time at all! The important thing is for you to know what to do and how to do it effectively.  You need just a short training session.

Simply scan the incoming EMail within 2-30 seconds. When you see something, pick up the phone, make a call and go do some business.  One person saw a prime corner commercial building at 9am, called his buyer.  Showed it to him by 12 noon.  Wrote the offer at 3pm, presented at 7pm and sold it by the evening.  It can be that fast!
