You can search motivations of owners, client information. Most any field on the form used to enter listings can be searched. We provide these capabilities because we too are learning from members and the public special searches that we never even thought of. 

You can search the whole database for owners who will consider taking back a mortgage [see client will and select Take Back Mortgage], or search for cap rates.  Selecting buildings from 10,000sf to 20,000sf is easy.

May we suggest search all the buildings in an area first to get what we call the "universe."  How many are there in the first place, then whittle them down. Search a Business Area by Region to get an overview of what is in the database.

What this also means too is that it is up to the real estate industry, the members of ICIWorld to take responsibility for their information and fill in things that helps the public to find the Haves and Wants in different ways.

If you say a person has a Tim Hortons franchise for sale and do not place the word donut in the subject line, people may not find you if they search the word donut or coffee.  So include all the key words that may apply in your subject line.

There are thousands of different ways to search the ICI World Database. You will learn much like driving a car there are places to go and things to see when you become a little more knowledgeable about how to search for things.  Keyword searching for instance can be used on other services and not just here.  You have to learn and we teach that when you become a member.

Don't be too particular with your first search.  Once you have results then you can whittle things down by using more search criteria.  Print out these lists and provide them to your clients and/or prospects.

• Keep the business area more general at first to see how many results are returned  in an area.

• key word searches of the subject line: use four letters of your key word to start. Key words can by the type of business, or your city.

• Sort on price, location, type, square footage, or latest listings.

Quick View World Backups Daily - These backups are created daily at 6am in the morning.  Listings placed today on ICIWorld would not be in these files until tomorrow. Do not click on Download unless you know how. Download Instructions Listings are in chronological order with the latest date on top. You can see the world at a glance. There is no sorting and only limited searching by category mainly by area and business category. Make sure you read the Wants towards the bottom of the page. Makes for a Powerful Listing Tool!  Print out a list of Wants and use it in your listing presentations. 

Category - One of the most comprehensive ways of searching all information on ICI World. A form will appear.  Select from drop down boxes and make your choices.  Look for the word All and you will see a little arrow.  Click on that and you will see you have more choices. You could search Haves (Properties for Sale) or Wants (Buyers Acquisition Criteria) in other words buyers!  May we suggest search according to your wishes and then sort by price for haves or just the word location for wants for instance.  Search by state or province, for shopping centers, or apartment buildings, and much more.  Literally hundreds of different ways.  Sorting by price in descending order for haves is popular.  You can even put in price ranges!  Experiment with it.

Keyword - Type your city in the subject line for instance or type a key word for a type of business in the subject line. The subject line is like a mini classified ad. All relevant words for the type of business should be the subject line.   Take our training session and learn how keyword searching can target what you want within 4.9 seconds.  You really only need about four letters.  And here is a tip: search otel for hotels and motels, gas for gas stations.  Again sort them by price in descending order.

Message # - Search listings by Message Number.

For Lease - Sort by Area Sq. Ft.  Industrial are the ones for sale. Look for To Lease - Industrial for the ones for lease.  You can search all the buildings 30,000 sq. ft. and up in Ontario for instance and sort them by sq. ft. 

Member - Type in a members name or parts of their name to see their listings.

Latest World - The latest listings being added to the service.  They are up to the minute as Members add listings.  They are immediately available.

Latest USA  Listings appear instantly the moment members add them to the service.

Latest Ontario Western Canada, Quebec & Eastern Canada, Asia, Europe, Caribbean and Central America.  The latest listings in each area appear the second you add a message to the database.  And you can do it live through the internet once you are a member.

For Members Search for members in your area in many ways.  By a few letters of your zip code, or phone area code or city, etc.  Ask them to place your information for you in the area that is receiving the 200,000 hits per month.  You could be into a transaction before you know it.

There is a tremendous readership from every state and province in North America and from the rest of the world where ever there is internet access.  We find the access and hits growing daily.  You must place your information in these searchable databases for people to read and connect with you.  We promote this database and thus your information around the world in many commercial real estate venues.  One contact can make one a lot of money.  It will happen here. Presently there are over 1,000,000 hits per month.  $240 is the cost not for one ad as in a newspaper for one time, but for all your information . . . all year long!  It is less than 1/10th of 1 cent per line per day to a market 600 times as large as a 1,000,000 circulation newspaper! 

• Choose a state or province for instance.  You will see results returned to you within an average of 4.9 seconds.  
• Make your selections from drop down boxes using the slide bar where applicable.
• Sort on field - choose price, location or square footage for instance.
• Sort direction - choose descending for price, (gives you the highest price first), ascending for location (alphabetical order)
• To get a list of all shopping centers in Ontario sorted by price, select Haves, Ontario, Shopping Centers, sort by price, in descending order.
• To get a list of all shopping centers in Toronto sorted by price, select Haves, Ontario, Shopping Centers, type Toronto in the Location field, sort by price, in descending order.
• To get a list of all buyers of apartment buildings (very powerful when used in a listing presentation) select Wants, Ontario, Apartment Buildings, sort by location, in ascending order.
• As a member make sure your properties are in the right category and that you have the right city and area in the location field.

• Search gas for gas stations, baker for bakery, pizza for a pizza shop, etc. This is particularly good for any kind of business.  Search  power for power of sales, etc.
• If you search Miss for mississauga however you will also get mississippi so once in a while there is an exception to the rule, Barrie for Barrie, Cath for St. Catharines, etc.

You could type in the whole word but if someone spelled it wrong it won't come up. You are looking for unique characters of a word.  sauga theoretically will find all mississauga listings. sippi will find mississippi listings.

• You really only need about four characters. If someone short formed the word in their ad. IE; Niag would find properties in the Niagara Region. Sometimes five characters are needed.
• You do not search plaza for plazas because we already have a category called shopping centers. You do not search apt for apartments because there already is a category.
• Use otel to find both hotels and motels.
• Use 1031 to find 1031 exchange opportunities.
• You must use your own knowledge to think of the key words associated with what you are looking for. flower will find flower shops but if a member placed the word florist instead in the ad you could miss it.
• To find a trailer park you might have to search resort, trailer, park, camp, ground, etc.
• To find people who would consider trading their equity search the word trade, or JV for joint venture.
• If you want gas stations in London, place gas in the subject and lond in the location field.
• You can search two things at once.  In the subject line place two words separated by a % sign or fill in a word in subject, another in location, or type description.
• As a member, you should make sure you place key words in your subject line and other fields so people searching by key words can find you. 

For Lease

• The first choice is industrial - these are for sale.  To Lease - Industrial/office are for lease
• Try searching industrial for sale and sort by square footage.
• As a member, make sure you have filled in your information correctly especially the square footage and business category.

Search the Latest Listings

• You have a choice of the latest 25, 50 or 100
• Use your back button to go back and start another search.
• As a member every time you enter a new listing, search the latest to see how it went in.   Make sure the price, square footage and business category is filled in correctly.  

For Members

• Try searching members.  Search by the first one or two letters of your zip or postal code.
• Search by specialty
• Search by market area.
• Sort by home page
• As a member you should place key words in market area and specialty so people can find you.
