QUALIFIED PROPERTY TYPE: Garden / Mid-Rise / High-Rise Multifamily Property with 5 or more units
BORROWING ENTITY: Single Purpose, Single Asset Bankruptcy Remote Entity
LOAN TERM: Up to 40 years plus the construction period.
AMORTIZATION: Construction Period --- Interest Only; Permanent Period --- Self-Amortizing
MAXIMUM LTV / LTC: Up to 90% of cost, including the “As Is” value of the land.
INTEREST RATE: Interest rate is locked prior to construction for the full loan term.
PREPAYMENT PENALTY: Negotiable.
LENDER’S ORIGINATION FEE: 2.50%

QUALIFIED PROPERTY TYPE: Medical / Dental / Vet. Offices. Franchised Restaurant/Hotel; Medical Laboratory will be considered on a case-by-case basis.
LOAN TERM: 25 Years.
AMORTIZATION: UP to 25 Years.
MAXIMUM LTV: Up to 80% of the market value.
MAXIMUM LTC: Up to 80% of the Total Development Costs (including land acquisition, hard and soft costs).
LENDER’S UNDERWRITING FEE: 1.00%, payable at closing.
SBA GUARANTY FEE: WAIVED until further notice by SBA.
SBA 7(a) Independent Restaurant Loan Program Highlights;
$250K to $2 Million, Nationwide
QUALIFIED PROPERTY TYPE: Restaurant (both independent and franchised) with Positive cash flow.
BORROWER QUALIFICATION: Borrower must be in the restaurant business for a minimum of 10 years and as an owner / operator continuously in the last 5 years with profitable operating record.
MINIMUM CREDIT SCORE: Principal(s) of the borrowing entity must have a minimum of 680 FICO score with no prior bankruptcy record.
LOAN TYPE: Acquisition or refinance. Cash-out refinance permitted. Construction loans are considered only on franchised properties.
LOAN TERM: 25 Years
INTEREST RATE: 2.75% over Prime. Interest Rate is adjusted on Quarterly basis.
AMORTIZATION: Up to 25 Years.
MAXIMUM LTV: Up to 80% of the market value

Bridge Loan Highlights For Existing Income Producing Properties;
$1 Million to $10 Million, Nationwide
QUALIFIED PROPERTY TYPE: Residential / Commercial Condominium Projects, Multifamily, Office, Retail, Light Industrial
MAXIMUM LTV: 50% of the market value or 75% of the Quick Sale Value, whichever is lower.
JUNIOR LIEN: Allowed up to 45% of the senior lien on a case by case basis
INTEREST RATE: 10% to 14%, fixed. Interest only.
PREPAYMENT PENALTY: None
EXIT FEE: None
