The key is that they are looking for a truly passive asset with no owner responsibilities whatsoever – asset type is not as important, although they will be more interested in credit rated tenants with long terms remaining on the leases. Examples might be a single large office building fully leased to a Fortune 500 firm, or a portfolio of Rite Aids.
