There are thousands of different ways to search the ICIWorld Database.

It is a function of how information is entered.  When you have an industry entering information the chances of all information being in every single field is unrealistic.  So searching is like searching for gold.  Members have said to me "You have to dig a little to get it."

Therefore do not rely on one way to search in case someone does not think like you.  May I give an example?  Someone places a Want for Shopping Centers from Burlington to Oshawa.  Someone in Mississauga that is between Burlington and Oshawa, has a shopping center for sale and searches Mississauga for buyers of shopping centers and they do not find this Want. 

The solution?  Search all the Wants in a country and sort by State or Province.  Search all the Wants in a State or Province and sort by city or location.  What you want is a comprehensive overview.

Don't be too particular with your first search.  Once you have results then you can whittle things down by using more search criteria.  Print out these lists and provide them to your clients and/or prospects.  

The most popular Field Choices to start searches are:

  1. Business Area (Search first and see how many there are.)

  2. Business Category (If there are quite a few, then do some sorts.)

The most popular Sort on Fields are:

  1. Price ($) 

  2. Location city or just the word Location

  3. Type Description

  4. Building Area (Sq.ft.)

  5. Message Number - This is chronological with the latest on top.

The most popular key word searches are:

  1. Search the Subject Line.  Some examples are: 

    1. type in your city

    2. type in your region

    3. type in a key word for a business

    4. type in 1031 (1031 Exchanges), or power of (Power of Sales), or otel (Hotels and Motels).

  2. Search the Location field. Type in your city or region. In these cases try at least three different sorts:

    1. by Price

    2. by Location

    3. by Type Description

For all "To Lease" Categories make sure you sort by Building Area Sq. Ft., Lease Price.

When you have a client with a specific price range, you can set minimum and maximum levels and do a print out with your logo for him/her.

  • Select a Business Area and Sort by Price.  Example:

    • choose Business Area USA Rocky Mountain and sort by Price.  You will get all the Haves and Wants sorted by price.

  • Select a Business Area and Business Category and sort by Price.

  • For leasing, select a Business Area and Business Category and sort by Building Area Sq. Ft.

  • Place a Key Word in the Subject Line, choose a Business Area and Sort by Price.

    • Search gas for gas stations and gas bars in Ontario and sort by price

    • Search a key word for any type of business, choose a business area and sort by price.

There literally isn't any way that you can not search.  This is not a mandatory listing form but an information service.  Make sure your key words are placed for people to be able to search them to find you.  This applies for your Member Record Specialty and Market Area!

This also means that it is up to members to make sure you place key words in the appropriate areas, mainly the Subject Line, Type Description and Location Fields.  If you want people to find your donut shop, and if you have a Tim Hortons for sale, don't just say Tim Horton's.  Make sure you have the word donut in your subject line and type description.

Marketing commercial real estate is a major value added and special service to the public.  Those who know how to do it effectively belong to a select group within the real estate community.  There isn't one person in the industry who can not learn something that will benefit him/her and his clients and prospects in every ICIWorld training session.

And lastly, the form is so new to the industry, that there are ways to search and sort that we have not even thought of.  So we have placed all our fields.  Some of the searches just won't make sense, so don't do them.  But others have yet to be discovered.  You are on the cutting edge of technology and may be the first to discover something.  

Other ideas follow here.

Keyword - Type your city in the subject line for instance or a key word for a type of business  Take our training session and learn how keyword searching can target what you want within 4.9 seconds.  You really only need about four letters.  And here is a tip: search otel for hotels and motels, gas for gas stations.  Again sort them by price in descending order.

For Lease - Sort by Area Sq. Ft.  Industrial are the ones for sale. Look for To Lease - Industrial for the ones for lease.  You can search all the buildings 30,000 sq. ft. and up in Ontario for instance and sort them by area sq. ft.

Help for Search Have Want Information

There is a tremendous readership from every state and province in North America and from the rest of the world where ever there is internet access.  We find the access and hits growing daily.  You must place your information in these searchable databases for people to read and connect with you.  We promote this database and thus your information around the world in many commercial real estate venues.  One contact can make one a lot of money.  It will happen here. Presently there are over 200,000 hits per month.  $240 is the cost not for one ad as in a newspaper for one time, but for all your information . . . all year long!  It is less than 1/10th of 1 cent per line per day to a market 150 times as large as a 1,000,000 circulation newspaper! 

  • Choose a state or province for instance.  You will see results returned to you within an average of 4.9seconds.  
  • Make your selections from drop down boxes using the slide bar where applicable.
  • Sort on field - choose price, location or square footage for instance.
  • Sort direction - choose descending for price, (gives you the highest price first), ascending for location (alphabetical order)
  • To get a list of all shopping centers in Ontario sorted by price, select Haves, Ontario, Shopping Centers, sort by price, in descending order.
  • To get a list of all shopping centers in Toronto sorted by price, select Haves, Ontario, Shopping Centers, type Toronto in the Location field, sort by price, in descending order.
  • To get a list of all buyers of apartment buildings (very powerful when used in a listing presentation) select Wants, Ontario, Apartment Buildings, sort by location, in ascending order.
  • As a member make sure your properties are in the right category and that you have the right city and area in the location field.

  • Place key words in the subject line and sort by price. 
  • Place a key word in the subject line, choose a business area and sort by price.
  • Search gas for gas stations, baker for bakery, pizza for a pizza shop, etc. This is particularly good for any kind of business.  Search  power for power of sales, etc.
  • Search Miss for mississauga, Barrie for Barrie, Cath for St. Catharines, etc.
  • You really only need about four characters. If someone short formed the word in their ad. IE; Niag would find properties in the Niagara Region. Sometimes five characters are needed.
  • You do not search plaza for plazas because we already have a category called shopping centers. You do not search apt for apartments because there already is a category.
  • Use otel to find both hotels and motels.
  • Use 1031 to find 1031 exchange opportunities.
  • You must use your own knowledge to think of the key words associated with what you are looking for. flower will find flower shops but if a member placed the word florist instead in the ad you could miss it.
  • To find a trailer park you might have to search resort, trailer, park, camp, ground, etc.
  • To find people who would consider trading their equity search the word trade, or JV for joint venture.
  • If you want gas stations in London, place gas in the subject and lond in the location field.
  • You can search two things at once.  In the subject line place two words separated by a % sign or fill in a word in subject, another in location, or type description.
  • As a member, you should make sure you place key words in your subject line and other fields so people searching by key words can find you. 

For Lease

  • The first choice is industrial - these are for sale.  To Lease - Industrial/office are for lease
  • Try searching industrial for sale and sort by square footage.
  • As a member, make sure you have filled in your information correctly especially the square footage and business category.
